This turn of the century building in New York's Gramercy neighborhood held a complex mix of floor-through apartments, vacant SRO units, retail and light industrial space.  

Renovations were necessary to upgrade the building infrastructure, as well as create a larger unit for the owner's growing family.

Changes to the Certificate of Occupancy as well as the project's location in an MTA Special Land Use Zone meant that numerous administrative hurdles would have to be overcome to obtain all of the required permits.

Ultimately an airy duplex was created by combining the top two floors and adding a private interior stair.  New skylights flood natural light into the upper family room and cook's kitchen below.
